Homeowner Warranties
Homeowners are eligible for warranty work up to one year after the closing date (as stated on the contract). Please note that not all requests can be fulfilled as some items are not covered under warranty or are not the responsibility of J&A Construction & Homebuilders. We ask that homeowners understand the rigorous construction process and that it may cause some temporary nuisances; we appreciate your business and strive to make the home buying and home owning process as easy and convenient as possible.
Any and all warranty requests can be directed to our office. Please email tiffanydigp@gmail.com and be sure to include the following:
- Warranty for (subdivision name and lot number) in the subject line
- Your name, street address, and closing date
- A detailed description of the issue
- The warranty form (from the warranty book) filled out and attached to the email
- Pictures and/or videos showing exactly what the issue is
Additional Notes
Please note that many jobs performed to build your home are not performed by J&A Construction & Homebuilders, but by our trusted subcontractors and vendors. If there is an issue not covered under warranty by J&A Construction & Homebuilders, we are happy to point you in the direction of the subcontractor or vendor that performed the job, or another trusted company to execute repairs or maintenance.
Appliances are covered under their own warranties, and warranty work can be requested through the manufacturer. You can find further details in the owner’s manual of your appliances.
Homeowner misuse and negligence issues are not covered under warranty, such as frozen pipes, leaking gutters due to excess debris, clogged drains, damaged garbage disposals due to foreign objects not designated for disposal, etc. Helpful tips on avoiding these issues can be found in the warranty book.
All visible/cosmetic damages must be recorded on the walk-through list prior to closing. If visible damage or repairs were not listed, it will be assumed that they were incurred after closing and will not be covered under warranty.
Please see your warranty book for a complete list of items not covered by J&A Construction & Homebuilders. Here are some issues that are not covered under warranty:
- Tarnishing, loose screws, or any other normal wear and tear on door, cabinet, and vanity hardware
- Unavoidable carpet seams
- Any issues with caulking, grout, or mortar*
- Cracks, discoloration, heaving, shifting, etc. on any concrete work*
- Granite countertops
- Warpage of wood doors unless the warpage causes the door to become inoperable
- Any nail pops, seams, or cracks in drywall*
- Landscaping
- Paint
- Siding
*Most of these issues are caused by the natural process of the house settling. We recommend that any drywall or concrete repairs be performed after a year to allow the house to fully settle.
