Current Tenants
Submit a Work Order
When submitting a work order, please remember to give a specific and detailed description of the issue.
Lock changes are $150, and service calls for tenant-caused issues start at $75 (this includes lockouts)
Please note that our business hours are 8am-5pm Monday-Friday. For EMERGENCY work orders and weekend work orders, please call or text your name, complex, apartment number, and a detailed description of the issue to (770) 773-6292.
Submit Payment Arrangements
It is imperative that we know when you will be behind on a payment, so if you know you will be behind this month, give us a call or submit a form to have arrangements approved. Please note that not all arrangements will be approved and the office will notify you if you need to make modifications.
Late Fees will be assessed on the 3rd of every month after 4pm. If you are unable to make a payment before then, please give us a call or submit a form and factor in your late fee to your arrangements. Details on your late fees are included in your lease; if you are unsure of the amount, call the office.

- Verification of residence – Free of Charge (will require child’s name, school name, and fax number or email to send to)
All services are done in-office and can only be requested by a lease holder. A Driver’s license or Photo ID will be required.

Transfers
We offer transfers to our tenants to any of our complexes:
- Princeton Avenue Townhomes
- Benfield Circle
- Evergreen Trail Townhomes
- Morgan Square Luxury Apartments
- Mountain Chase Townhomes
- Mockingbird Townhomes
- The Oaks Luxury Apartments
- Alexandria Luxury Apartments
We require a transfer fee and a reapplication for the new unit.
Moving Out
If you are not renewing your lease, we require 60 days notice before the end date on the lease. There is an early termination fee if the move-out date is before the lease’s end date. If you have a concession statement in your lease, you will be responsible for repaying the concession for each month occupied in the lease term. More information on the concession repayment and early termination fee can be found on the lease, and any further questions can be directed to the office. Tenants are responsible for rent accruing up until the move-out date (when the keys are turned in). There is a re-key fee should any keys be missing. Please review your cleaning list (located in the back of your lease) and complete all items before turning in your keys. Final invoices will be mailed to a forwarding address provided by the tenant within 30 days of the move-out date.
