Application Requirements
Applications can be picked up and filled out in our office. We ask that you bring the following with you:
- Your current Driver’s License or photo ID
- 3 months’ worth of current paystubs (you must have a monthly income that is greater than or equal to twice the rent amount in order for us to consider your application)
- Previous rental information (name and contact information of previous landlord, mortgage company, etc. for rental verification)
- $500 in cash or certified funds for the administrative fee
The Administrative Fee and other Dues
The $500 Admin Fee is required for ALL applicants. We cannot process your application until the fee is paid. This fee is NON-REFUNDABLE unless your application is denied, in which case a refund check will be issued in 7-10 business days. Please note that this is a fee, NOT a deposit.
Should your application be approved, you will complete the move-in process (see below) and you will need to present your first month’s rent at lease signing. THIS IS A FULL MONTH OF RENT; your prorated amount will be the second month’s rent.
Tenants receive one lease copy, two house keys, and one mailbox key per household. Please see the Services section on the Tenant Center page for pricing on additional lease copies and key copies.
Additional Information
Once approved, we will assign a move-in date.
On the move-in date, all applicants will arrive at the unit to perform a walkthrough. Once the walkthrough is complete, all applicants will arrive at the office where they will 1) Pay the first month’s rent, 2) Go over and sign the lease with a member of management, 3) Receive a copy of the lease to request all utilities to be transferred. Once proof of utilities is provided to management, new tenants will receive their keys.
We are pet friendly with weight and breed restrictions. We require a one-time, $1,000 pet fee for each animal. Vet records and photos of the animal(s) will need to be included with the application.
Applicants will have the opportunity to rent appliances: washer for $50/mo, dryer for $50/mo, and refrigerator for $75/mo. Ovens and dishwashers are included in the unit.
